SILVER LABEL INSPECTIONS —
MOBILE HOMES
If you're selling a mobile home and the original CSA sticker is no longer present, a silver label inspection is required before the home can be sold. Osprey completes the inspection, identifies any upgrades required, quotes the work, and works with Technical Safety BC to apply the sticker once corrections are approved and completed.

ANNUAL ELECTRICAL OPERATING PERMITS
Most commercial and industrial properties in BC are required to hold an annual electrical operating permit through Technical Safety BC. Osprey serves as the named Field Safety Representative (FSR) on your permit ($600/year), conducting a comprehensive annual inspection and managing your compliance obligations.

ELECTRICAL PLANNING PERMITS — STRATA CORPORATION
BC legislation requires all strata corporations to have an electrical planning report completed by 2028. These reports assess your building's current electrical capacity and map out what's needed to support future demands — including EV charging and heat pumps.

Book Your Inspection
Contact Osprey to schedule your inspection. We'll confirm the type of inspection required, gather basic property information, and set a time that works for you.

On-Site Inspection
A licensed Red Seal electrician conducts your inspection, using thermal imaging and visual assessment to evaluate your electrical system. For operating permit inspections, the comprehensive 4-hour assessment covers your full facility.

Detailed Report in Hand
You receive a written report with photos and documentation of all findings, organized by priority. Safety issues are flagged clearly, and maintenance and upgrade recommendations are provided with budget-level guidance.

Corrective Work (if required)
If your inspection identifies work that needs to be done, we'll provide a quote and Osprey can complete the repairs. For silver label inspections, the sticker is applied by the electrical inspector once all required work is completed and inspected.
Who Needs an
ELECTRICAL INSPECTION?
Electrical inspections aren't just for older properties. Here's when an inspection makes sense.

Homeowners
An inspection is a smart move before buying or selling a property, after storm or water damage, when adding a major appliance or EV charger, or if you're in an older home and want to know where you stand. If you're selling a mobile home without a CSA sticker, a silver label inspection is required.

Property Managers & Strata Corps
If your building has a fire alarm system, service over 750V, or electrical capacity over 250KVA, you likely require an annual operating permit. All strata corporations in BC are also required to complete an electrical planning report by 2028 — if you haven't started, now is the time.


Business & Industrial Operators
Manufacturing facilities, warehouses, schools, hospitals, recreational facilities, hotels, and any operation running equipment in a hazardous environment are among those typically required to hold an electrical operating permit.
